1: Laying the Ground Work
We will sit down together to discuss two significant aspects. The first is your budget, that will include the cost of buying land, building, legal permissions, and getting the title deeds. The second outlines what you want your new home to look like. We recommend downloading one of the free "Design your own home" apps from the internet. At this stage, it will just be a basic design of the floor plans.
2: Title Deeds for the Land
Once we know your last budget, we will look at land plots. Things to consider during this process:
- Property views. For example, sea views bump the price of land up
- Sun position for the morning, afternoon, or all-day
- Distance to shops, bus routes, golf courses, and the beach
- Is hilly or flat land preferred?
When you find a plot, we head off to the solicitor to draw up a contract with the land seller. Besides leaving a deposit and having the contract notarised, the solicitor will also start procedures for having the title deeds transferred into your name. If everything is in place, the process should take no longer than 3 to 6 weeks.
3: Meet with the Architect
When you sign for the deeds, this is when the process becomes very real. The Architect will design the final floor plans according to Turkish rules and regulations. We will also meet with the construction company to discuss the project, and time frames for each stage until the completion. Once work starts, at any stage, you can view the construction, or if you are outside of Turkey, we will send regular video updates via WhatsApp or email.
4: Host a House Warming Party
Once the home is complete, and all official building inspections have been approved, we arrange to transfer the title deeds from land status into official living residence. We also arrange connections of utilities while you start furniture shopping. After a last snagging list check, move into your custom-designed dream home and host a house warming party with friends and family.
How Much Does It Cost?
Ultimate costs depend on several factors. These include the land plot, materials for décor and design, and additional extras such as a swimming pool, or landscaped gardens. At the beginning of the process, we draft a payment and cost plan to adhere to.
