DASK Insurance in Turkey is an earthquake insurance policy that covers householders in the event of an earthquake. Large earthquakes that cause significant damage in Turkey are rare, but the government established this policy after the 1999 Marmara earthquake. The DASK policy covers house owners for damages caused by earthquakes and any landslides, fires, or tsunamis that also cause damage, as a result of them. When you buy a property in Turkey, everybody must get DASK insurance, but let's look at what you need to know about how to get it, how much it costs and exactly what it covers.

1: What does DASK Insurance Cover and Not Cover?

In the event of an earthquake, whether the building is completely damaged, the following is covered….

  • Main structural walls
  • Garden walls
  • Ceiling and floors
  • Foundations
  • Stairs
  • Elevators
  • Corridors
  • Roofs
  • Chimneys

The following is not covered

  • Loss of profit or rent to any business premises
  • Debris removal
  • Alternative residence or workplaces
  • Moveable goods and furniture
  • Injuries and death
  • Damages resulting from other circumstances than the earthquake

2: How Much Does It Cost?

The cost will vary. Firstly, the official DASK board separates Turkey into seven geographical zones, each of which has its premium rate depending on the earthquake risk. Currently, Istanbul is the highest premium. Secondly, buildings are separated into whether they are constructed using reinforced concrete. Thirdly, the amount will be calculated on the square meterage of the residence.

The most important thing to know is that, as mentioned above, DASK does not cover everything, so you may wish to get contents insurance. Secondly, the minimum payout goes in line with construction costs, not house values. So, at present, the guarantee given by DASK is 320,000 TL per residence; hence you will not get the total selling rate of your property, and may wish to top up with private insurance.

3: About the Earthquake Building Code in Turkey

Although it might sound alarming to know that you must buy earthquake insurance in Turkey, rest assured, it is just a precaution and not an everyday event. Turkey is also always investigating seismic activity and construction regulations to ensure homes are safe in the event. That is one reason Turkey has invested so much into modernising its real estate market: they want to replace the old dwellings of pre-2000 with new, updated homes featuring stronger foundations and supporting walls.
