Where To Buy a Property in Turkey for Under $150,000?

Just let week, we had a client ask us, where can I buy property in Turkey for under $150,000? The good news is that despite rising prices, there are still many locations in Turkey where the property for sale under $150,000 can be found. Ranging from the North to the south and west, budget property buyers still find much comfort in the Turkish real estate market. Buyers don't need to compromise on quality either. Of course, location makes a difference; these days, you won't find a beachfront apartment for that price. However, many places still have affordable property within a short walk. So, let's look at where you should start your property search in Turkey.

                                         Where to Buy Property in Turkey for under $150,000

1: Mediterranean Alanya

Five years ago, property buyers lapped up apartments in Alanya for as low as $50,000. However, COVID and rising commodity prices pushed prices up. Despite this, Alanya still offers affordable flats in outskirt and city centre districts. For example, the seaside Mahmutlar offers excellent prices per square meter. Sitting 8 kilometres from the city centre, residents utilise an excellent transport network, and the local council has invested much into infrastructure. Gazipasa Airport is just 25 minute's drive.

Meanwhile, Avsallar sits halfway between the city centre and Side coastal resort. As another district attracting more tourists and ex-pats, the gorgeous beach is one of the best in Antalya. Finally, residents in Tosmur have the best of both worlds. A range of shops, bars and restaurants offer everything on your doorstep, but it also sits just 6 kilometres east of the centre and 6 kilometres west of Mahmutlar. The above districts provide affordable prices and an excellent property portfolio.

2: Antalya City Centre

For decades, prime spots to buy in Antalya's city centre were Lara Beach and Konyaalti beach. However, low supply and high demand pushed prices up to record levels. Hence many buyers are now turning to Altintas. This area is gaining fame as large lifestyle complexes are being constructed, offering stylish architecture and affordable prices. Within those complexes are facilities like swimming pools, gyms and landscaped gardens.

The other district to consider is Kepez, 5 kilometres northeast of the city centre, 9 kilometres west of the international airport and approximately 8 kilometres from the nearest beach. The majestic Taurus Mountains back the green area. It offers many amenities accessible on foot, including shops, supermarkets, schools, medical centres and chemists, restaurants, bars, coffee shops and cafes. Whilst a short bus or car journey accesses government and private hospitals, large shopping malls, and a choice of universities.

3: Istanbul: The King of Property Investment

Considering Istanbul is the hub of everything and anything in Turkey, many people are surprised to find property for under $150,000. However, the places to look for one-bedroom apartments are European Esenyurt, Beylikduzu, Bahcesehir district, Asian Kartal, Pendik and Sancaktepe.

BAHCESEHIR: Two words can sum up everything about Bahcesehir, and that is green living. Bahcesehir, one of 11 official neighbourhoods in the Basaksehir district, receives much interest from house buyers because of its green commitment. Over a decade, Turkey embarked on redesigning its real estate market, but some areas received criticism that parks, trees, and green space were disappearing. Bahcesehir stands out by preserving natural flora and adding more wherever possible.

BEYLIKDUZU: Beylikduzu also promotes green living. Known for delightful seaside towns like Gurpinar, the area's popularity in Istanbul's housing market grows thanks to excellent prices per square meter. Beylikduzu sits between Kucukcekmece and Buyukcekmece lake districts and has been part of a massive regeneration program sponsored by the Turkish government to develop suburbs with modern infrastructure, residential developments, shopping malls and local amenities.

ESENYURT: Esenyurt underwent significant redevelopment and is now a desirable place to live. Popular with families, students and the younger workforce because of lower property and living prices, Esenyurt has excellent city connections by arterial highways and the city's brilliant public transport systems. Additionally, the airport is just 15-20 minutes away. The area has an array of everyday amenities, perfect for year-round living, including large shopping malls with branded stores, restaurants, entertainment facilities, medical institutions, and educational facilities for all ages.

KARTAL: This highly sought-after area of Asian Istanbul is a coastal district with a lush green park-like promenade where families enjoy healthy seaside walks with views across to the elite Princess Islands and a choice of two marinas. Located around 20-minutes east of Kadikoy, amenities in Kartal can be likened to a small city, including several universities and schools, excellent hospitals, shopping centres, supermarkets, bars and restaurants. The place is perfect for year-round living in Istanbul or investment for a very high rental income.

PENDIK: Up until 1970, Pendik was a rural coastal district but transformed into a modern and highly desirable area with easy access to all Asian and European Istanbul sites. Pendik is close to the E-5 highway, TEM highway, various public transport services and ferry terminals, and a short drive from Sabiha Gokcen airport. Pendik offers a great selection of amenities for visitors and residents, including shopping centres, hospitals, universities, an upmarket marina, stunning green parks, Aydos Forest and shops, bars, restaurants, supermarkets, banks, and schools. Homes in the coastal area, incredibly close to the marina, are expensive. However, head slightly north to find more affordable homes with forest views.

SANCAKTEPE: Sancaktepe is surrounded by lush green forests and parkland areas. It offers a much healthier lifestyle with clean, fresh air and stunning nature walks, yet just 30-minutes from Kadikoy and a mere 15-20 minutes from Sabiha Gokcen airport. Connections are excellent, with one of the significant Istanbul highways passing through to airports and European Istanbul, whether by Istanbul's bridges or the underwater tunnel or hopping on several regular ferry services. The area is still developing, but citizens enjoy life away from the busy city centre through nearby forests, ponds and lakes. Property prices in Sancaktepe are still affordable, which is another attraction, along with ample local amenities for year-round living

4: Aegean Didim

Five years ago, it was easy to find an apartment in Didim for under $75,000. However, much like Alanya, prices have risen considerably. Yet Didim is still an affordable coastal district in Turkey. Previously, Didim, also known as Altinkum, had a very British presence, but these days, more nationalities are flocking to Didim, including Russians, Germans and French Turks. Famed for the Apollo Temple, prices in Didim remain affordable, despite global events because there are still masses of outskirt land available. The jewel in the crown is the coastline which gives way to three main beaches. You will probably be hard-pressed to find low-priced apartments in these areas, yet head inland towards Didim centre and into outskirt coastal areas like Mavisehir, and there are some excellent bargains to be had.

5: North East Trabzon

Ah, Northeast Trabzon is a relatively unheard-of destination for western property buyers. Yet Middle eastern property buyers love it, and the reasons are easy to see. The coastline city centre promotes many districts with beautiful sea views. While turn inland, and you have the majestic Kackar mountains on your doorstep. This enables both city living and being at one with Mother Nature. A favoured weekend getaway is Uzungol lake. Additionally, Trabzon promotes a different side to Turkish culture than southern and western districts. One that is more traditional yet still embracing modern living. Developers in Trabzon have also earned a reputation for expert workmanship in building quality apartments.
